Elbert County growth
Developers proposing the SUBDIVISION “BANDERA", don’t care if they ruin the lives of the ranchers and farmers in Elbert County. They don’t care about the deer, coyotes and antelope. They don’t care about US!
All they care about is how much money they can make. The Elbert County Commissioners seem to be be ignorant to the fact that Elbert County was designated as a rural, agricultural county.
We LIKE dirt roads, cows, horses and the wild open spaces.
We moved here for that reason. We don’t want WalMart in our back yard.
I personally moved to Colorado in 1973. I own a home in Smoky Hill Ranches on 5 acres. This used to be THE BOONIES, and we like it that way.
PLEASE HALT THE PROPOSED GROWTH TO ELBERT COUNTY.
There is not enough water or highways to support high density.
If this continues, someday this will be the slums, full of foreclosed properties.

This proposal is to develop 722 residences on a parcel of 1011.93 acres (Lot sizes will range from 0.33 to 1.03 acres).
201 units base density 201 units bonus for central water/sewer system 100 units bonus for utilizing water reuse (irrigation) for each lot 50 units bonus for utilizing water reuse (irrigation) for open space, entry monumentation, etc.
170 units bonus for paving 2 miles of expansion of Delbert Rd.
19.31 acres for commercial 10 acres for schools 472.3 acres (52.83%) for open space 117.92 acres for roads This development will also have its own central water/sewer treatment plant.
It is estimated that, when completed, this development will genterate about 12,700 vehicle trips per day.
Your attendence will show the Planning Commission and the BOCC that we are concerned about all growth in Elbert County, not just Spring Valley Vistas.

Land-use decisions are made at the local or county level, not at the federal level. You need to take your valid concerns to your county commission, as that is the proper venue for this. Maybe you could try to talk to the Governor about this, but that is not really the proper venue either. Start local, because land-use decisions are made at the local level.

Salazar fits the bill as he only caters to the undocumented Spanish people! Who cares anyway!!
